Turks and Caicos: residence through property
No direct taxes, a short flight from the US East Coast, and permanent residence tied to a home you build or buy. We plan the residence, the property and the structure.
Overview
Why people look at Turks and Caicos
Turks and Caicos is a British Overseas Territory south of the Bahamas. It does not impose direct taxes: there are no taxes on personal or corporate income, on investment gains, on property or on inheritance, according to the OECD Global Forum report published by the TCI Financial Services Commission.
Permanent residence is tied to investment, most often in a home. We coordinate the selected application and the move with the relevant professionals in the islands.
Your residence and property are then aligned with business ownership, investments, banking and succession. Companies and asset-protection structures in other jurisdictions can sit alongside your home in Turks and Caicos.

Does Turks and Caicos tax income?
No direct taxes are imposed: no tax on personal or corporate income, investment gains, property or inheritance. Duties and sales-type taxes apply, and we include them in your cost of living.
Why does the island matter for the investment amount?
The lower home threshold applies only on Grand Turk, Salt Cay, South Caicos, Middle Caicos and North Caicos. Providenciales and the other islands require the higher amount.
Is permanent residence the same as a passport?
No. A permanent residence certificate lets you live in the islands long term. It does not make you a citizen.
Will moving to Turks and Caicos end my taxes at home?
US citizens remain taxable in the US wherever they live; see leaving the United States. Canadians who cut residential ties can face departure tax on the way out; see leaving Canada.
